Freelance On-Site Project Manager – Residential Refurbishment

Location: Fulham, London

Contract: 6–9 Months

Rate: £300–£350 per day

A London contractor is seeking an experienced Freelance On-Site Project Manager to take full responsibility for delivering a £2.5 million residential refurbishment and extension project in Fulham.

This exciting scheme involves the refurbishment and conversion of an existing residential building into a high-quality 42-bedroom HMO, together with the construction of a new basement beneath the garden and a three-storey extension above the existing structure.

The project is already live on site, with Phase 1 running until the end of the year and Phase 2 completing in March, offering a long-term freelance assignment.

The Role

As the on-site Project Manager, you will be responsible for the day-to-day delivery of the project, ensuring it is completed safely, on programme, within budget and to the highest quality standards.

Key Responsibilities

  • Managing all on-site operations from refurbishment through to completion.
  • Coordinating subcontractors, trades and site logistics.
  • Driving the construction programme and ensuring key milestones are achieved.
  • Maintaining exceptional health and safety standards.
  • Overseeing quality assurance across all stages of the project.
  • Liaising with clients, consultants and the commercial team.
  • Managing complex structural refurbishment, basement construction and extension works.
  • Producing regular progress updates and proactively resolving site issues.
  • Ensuring works are delivered in accordance with the programme, specification and budget.

Requirements

  • Proven experience as a Project Manager or Senior Site Manager delivering residential refurbishment and extension projects.
  • Experience managing projects valued at £2 million or above.
  • Strong knowledge of structural alterations, refurbishment, fit-out and extension works.
  • Excellent leadership, organisational and communication skills.
  • Ability to manage live projects and drive programme performance.
  • Valid SMSTS, CSCS and First Aid certifications.
  • Available to start at short notice.
