The Opportunity
An exceptional opportunity for an experienced Senior Quantity Surveyor to take a commercially significant role on a major London development valued between £100m and £300m.
Depending on the project, you’ll either operate as the commercial lead or a strategic No.2, working across a complex, multi-phase high-rise RC frame scheme within the build-to-rent, private residential or purpose-built student accommodation sector.
These landmark developments comprise multiple residential towers, premium amenities, landscaped public realm and associated commercial or community spaces, offering exposure to some of the capital’s most technically complex and high-profile living-sector projects.
You’ll also be joining the developer at an exciting stage of growth. The business is progressing an ambitious expansion strategy, supported by a strong pipeline of live developments, further schemes currently progressing through planning and due to commence next year, and an active land acquisition programme that continues to strengthen its future development pipeline.

The Role
As Senior Quantity Surveyor, you’ll take a leading role in the commercial delivery of a major project, individual phase or portfolio of significant work packages, with responsibility from procurement strategy and subcontractor appointment through to final account.
You’ll establish and maintain robust commercial controls across the scheme, ensuring accurate forecasting, disciplined cost management, effective change control and proactive identification of risk and opportunity throughout the project lifecycle.
Working closely with the Commercial Manager, Commercial Director and senior project stakeholders, you’ll provide clear commercial leadership, challenge performance where required, protect project margins and drive value without compromising quality, programme or design intent.
You’ll also play a key role in shaping the wider commercial team, managing and mentoring junior surveyors, improving team capability and taking on the level of responsibility needed to progress into a Managing Quantity Surveyor or Commercial Manager position.
🧩 Key Responsibilities
- Lead the commercial delivery of a major high-rise residential project or phase
- Take ownership of significant packages from procurement through to final account
- Develop procurement strategies and lead tendering, negotiation and subcontractor appointments
- Oversee valuations, variations, change control, CVRs and detailed cost reporting
- Produce accurate forecasts, cash-flow projections and senior commercial updates
- Monitor budgets, contractual obligations, risks and commercial opportunities
- Manage subcontractor accounts and maintain strong supply-chain relationships
- Drive value engineering and cost-optimisation initiatives without compromising quality
- Work closely with project, design, technical and operational teams to support programme delivery
- Provide clear commercial advice and reporting to directors and senior stakeholders
- Manage, mentor and develop junior surveyors within the project commercial team
About You
- Degree-qualified in Quantity Surveying, Commercial Management or a related discipline
- Strong Senior Quantity Surveying experience within the UK construction industry
- Proven background in delivering major high-rise RC frame residential or mixed-use developments
- Experience across BTR, private residential or PBSA schemes is beneficial
- Demonstrable ability to manage significant packages, project phases or full schemes commercially
- Strong expertise in procurement, subcontractor management, CVRs, forecasting and final accounts
- Experience supporting, mentoring or managing junior commercial staff
- Commercially astute, organised and confident, engaging with senior stakeholders
- Leadership-focused and ready to progress into a more senior commercial position
